What is a real tenant reference?

Tier 1 – Credit check

A credit check highlighting any adverse credit such as CCJs or IVAs. This gives an indication as to whether the applicant has been consistent in paying their bills and debts reliably and on time.

 

But what else?

Our Tier 1 reference also includes checks on :

 

  • Undisclosed addresses – any addresses that the applicant has resided at but failed to tell us about. This check can uncover any adverse credit that they may not have been upfront about and is an indication of the applicant’s honesty and integrity
  • Voters roll – confirming if the applicant lives where they say they do
  • Application consistency cross-check – alerts us if the tenant has submitted multiple applications

 

We confirm ALL of the above information as part of our Tier 1 reference – and you’ll receive an instant report.

Tier 2 - Credit check PLUS Financial and landlord references

Credit and address history can tell you a lot about a person – but it doesn’t actually tell you if the tenant can afford the rent for the duration of the tenancy.

 

There are platforms out there that will try to automate this for you. That’s not how we do things, we believe that the human touch can’t be beaten – after all, no two tenants are the same.

 

Our highly trained Referencing Team do things that a computer can’t, such as:

 

  • Pick up the phone and chase referees, we’ll also complete the references there and then whilst on the phone.
  • Verify that the employer’s details provided are for a genuine company.
  • Check email address and phone numbers are really for the employer.
  • Our staff follow an in-depth, multi-point checklist to identify potential fraud, protecting you from being caught out by scams. Our team analyze every document that passes through our system.
  • We look at the full picture, including tax returns for self-employed applicants, pension award letters, benefits and Universal Credit, child maintenance, savings and a whole host of other income sources.

Right to Rent Checks

 

On 1st February 2016 right-to-rent legislation came into effect in England, meaning that all landlords or their appointed letting agent have the legal responsibility to check that their tenants have the right to reside in the UK. This legislation falls under the Immigration Act 2016 and under the Act, it’s now a criminal offence to neglect these responsibilities. Most importantly you need to be able to evidence that you carry out these checks for ALL tenancies.

 

From July 1st 2021, if someone is an EEA, EU, or Swiss national, you will need to see proof of their UK immigration status (settled or pre-settled) rather than their national identification.

 

You can either check a tenant’s original acceptable documents which allow them to live in the UK, or a ‘sharecode’ which can be entered onto the Government’s website at https://www.gov.uk/view-right-to-rent along with the person’s date of birth.

 

This online service is suitable if your tenant:

  • Has a biometric residence card or permit
  • Has settled or pre-settled status
  • Applied for a visa and used the ‘UK Immigration: ID Check’ app to scan their identity document on their phone

You cannot insist a tenant use this service or refuse to rent to them if they want to prove their right to rent by showing you their documents instead.

 

For British tenants, or for those coming from outside the EEA – you can continue to check these in the same way.
